Bought 3 years ago, the neighborhood is kept up with and looks very nice. If you are elderly and don't do much this is great for you. Nice and quiet, pool (unfortunately no longer heated) is not usually packed. Ample guest parking, which for me is extremely important. No flooding near the buildings or parking. It rains a lot and you are able to get to your car normally. My main issues are that there are too many rules, special assessments were not properly planned and we didn't have enough time to pay, and I would prefer a more dog-friendly neighborhood. Overall if you have dogs, want to decorate your home, or want a more lax hoa, THIS IS NOT FOR YOU. If you don't care about those things, this is a very nice community to live in, safe area, outside of the buildings are kept up with and look good, nice and quiet, not a lot of young people throwing parties and creating havoc. Also, the plaza next door has a Publix and just about everything else you need, super convenient! More details below.
HOA has WAY too many rules and regulations and it's pretty annoying and overbearing. If you have dogs, THIS IS NOT FOR YOU. Your "pet relief" area is OUTSIDE the neighborhood, so if you work late you have to walk on the other side of the bushes while it is dark outside, and again, not in the comfort and safety of your own neighborhood. They also do not allow dogs over like 30lb and only one pet per household. Ridiculous rules because my large dog (emotional support so he was allowed, had to provide ample documentation for the approval and he has gone through extensive training) is better behaved than 100% of the small dogs that are in this neighborhood that AGGRESSIVELY lunge at him every time we are on a walk. Dog sizes shouldn't be a factor for home owners due to this and I wish they just allowed any size dog or at least two pets per household, my pup is getting older and I can't get another dog only because of this HOA regulation.
Good luck decorating the outside of your home (basically your door and entry way). My neighbor had an American flag up near his unit (a little bit of a shinier material, like a festive flag) and was told he had to take it down because it wasn't the 4th of July and decorations can only be allowed within X days of that holiday. Sad, I am pretty patriotic and think whatever version of the American flag should always be allowed, whether it is the standard cloth one or a shinier decorative one. IT'S AMERICA.
Neighbor also got a violation letter for two SMALL plant pots that apparently were obstructing the staircase.. of the balcony... in the back of the apt.....and they were very small.. So good luck decorating the outside of your apartment in peace without constant pestering from whoever has no better thing to do with their lives than observe all the unit doors and pick on decorations.
Within the first year of living here I was given a 3 week notice to pay a special assessment fee of about $3200 and had the option of paying it up front or splitting it in the next three consecutive months. A few months after that, another $5300 assessment, which at least we had more time to pay it out, but still had to pay it all within 12mo of that date. Most older buildings are currently going through similar issues as 40yr and 50yr inspections are up and insurances have skyrocketed, but poor planning was what affected how much of a notice we had to pay it. Also at some point the president of the HOA wants to re-pave the entire neighborhood which will cost more than 270K... Not sure for what because like I said, barely any flooding and no pot holes. Im sure residents would rather not have to pay more to fix what ain't broke.
