Avana Coral Springs

I would not recommend this property to anyone that I know or care about. I was a tenant on this property for 11 years. My experience was really positive until the past few years. I had made the same complaint for 18 months hoping one day the issue would be corrected. It was a health issue and having difficulty getting clean air to breathe. My unit was continuously filling up with marijuana smoke causing breathing issues, headaches, constant nausea....always feeling sick. This went on for 18 long months. I tried everything including buying expensive air purifiers which did absolutely nothing. I finally was given the option to break my lease last February.  I was then told I had to give a 30 day written notice. Not only did I need to give the 30 day notice but was told that I had to physically live in the unit for those 30 days. Basically if I did not live in the unit for those 30 days it was not considered a 30 day notice. I told Nadine the property manager that I had already given them 18 months and I could not physically stay another 30 days in the unit. She told me that her books would not align if I did not stay. How is this even legal. Not to say how is it legal to request a 30 day notice when the property has clearly failed for 18 months to correct a health issue. I was a good tenant of 11 years who paid on time and even paid 2 months of renters insurance on the unit after I left. I ended up moving 2 hours away and left a community that I loved. I moved close to family as my daughter is disabled and has serious medical conditions. I had to drive myself and my son almost 100 miles each way to school and back home as he was a graduating senior last year. I had to resign from my school that I loved so much of 11 years. A school district that I worked 20 years for. I have had so much loss over someone not wanting to do their job  and make sure that their property /community is okay. I have sent certified mail to Greystar the property management company and they never responded to my letters. Please do research before you move into an apartment complex and see the ratings and reviews. This complex was very family friendly when I moved there 11 years ago. Avana Coral Springs is also not accredited by the Better Business Bureau.

These apartments are good, they are very cozy, the best thing is the location

DO NOT RENT HERE ❌❌wish i knew what i was getting myself into before i moved in. i have a roach infestation that i have complained about multiple times , the pest control for the complex has came and nothing has worked i had to pay 500$ for a professional pest control and i still have issues including waking up with one crawling on my face in my bed. no food is left out my space is very clean. and i mostly got told to deal with it. i also have filed a maintenance report about black mold all over my bathroom floor and nothing has been done. i have complained about the people who live next to me partying and smoking weed on their porch that reeks my whole house up singing and rapping past 12 at night i was just told to call the cops on them but nothing has been done about that mind you the rent is 1800$ for a 1960 looking apartment very outdated i can’t even use my oven because whenever i turn it on the fire detector goes off and too break the lease they want a crazy amount of money very money hungry. if i could give it 0 stars i would

I am rating the leasing office representative, Joe. He was very helpful, understanding, and resourceful. During the process of our moving out. It helps to have wonderful people make this process easy.

My rent is increasing by over $500 this year. It has almost doubled since I moved in back in 2021. I pay my rent on time every month and they reward me by making it almost impossible to continue living here. If you want your own assigned parking g spot you have to pay for it. They keep taking the free spots and making them reserved so there are fewer spots available by your apartment building. So if you happen to get home late and all the spots nearby are taken you have to walk in the dark to your apartment. On top of the limited parking on a normal day they decided to resurface the parking lot twice this year. They closed off very large portions of the parking lot which made it a nightmare to get to your apartment with a car full of groceries.
They just upgraded the gym, but if you work a 9-5 job you basically can’t use it.
The outlets in my bathrooms haven’t worked in a couple years.
I constantly have maintenance in my unit. They are very nice though.
My air conditioning ducts are black inside.
The kitchen is so tiny.
The building shakes every time one of the neighbors opens and closes their door.
You can hear your neighbors on the other side of the walls as well as underneath you.
There are far too many other options nearby that seem to be priced similarly. Try there first. Make this place a last resort.
My lease is up for renewal and I pray that I can find a better option so I don’t have to keep pouring my a hard earned money into this place.
Also, the trash is always over flowing. My unit points directly at it. I should be given a discount for having that as my view day in and day out.
$500…. They should be ashamed of themselves.
Editing to correct your response.. While the photo is old the garbage still piles up.  The buildings were not painted in 2019 because I didn't live here until 2021.

I recently toured Avana, and I was blown away by how clean and well-kept everything is, especially the garbage conveyor area. I had seen some older reviews mentioning issues with trash in the past, but during my visit, I didn’t see a single piece of trash anywhere on the premises. As soon as you walk into the office it smells lovely and is well put together! I was sold with the brand new gym that was recently renovated with ever equipment that you could think of. It’s clear the management has made cleanliness a top priority, and it really shows. Details like this are so reassuring when considering where to live. Avana is definitely at the top of my list!
