So what’s they post on their website and what’s in reality - nothing about. When I came agent said - it takes us 1,5 months to change a pics, so we don’t - in what century he lives in? This agent absolutely doesn’t want to listen to you and he doesn’t care that you waisted your time. They show you cool pics but in reality you gonna get nothing about it. Don’t waist your time.

Great building and glad I moved in recently.  Not sure why all the negative reviews...prices of everything have skyrocketed and let's face it, you're living in Miami Beach where there has been a HUGE influx of investment. Monthly fees are part of every apartment complex across the country.
Where else in South Beach are you going to find a dedicated apartment building with reasonable rents? Nowhere. Nearly every other building has owners fleecing renters by charging first, last and security deposit.  Here...1st month plus $1000 sec dep.  Not bad...
Anyway, the pool area sold me.  Amazing location, great views, very secure parking garage, friendly staff, awesome BBQ area and a decent fitness center.  Well worth the overall monthly price!!

Update 1/30/25-southgate and air communities is a complete predator. They agreed to let me break my lease due the mold infestation. They gave me one addendum to sign but had to change some dates. The second version included additional language that said I would waive my rights to any health issues which were snuck in and not mentioned. This is contract modification without mutual consent! Thankfully I read the agreement! I have lived here since 2020... both towers are infested with black mold. many of the residents are having health issues, including myself. The elevators are always out of service. On December 24th I was terrified and had a panic attack as I was in the middle elevator going back to the 12th floor. When the elevator reached 12 it dropped what seemed to be 3 feet and then started violently shaking and then the doors were stuck. I was able to get out of the elevator but you can imagine what type of fear that sends when you don't know if you are about to free fall 12 stories or not.
I called the concierge to report the incident and then later that day all 3 elevators were out of order and not working at all. This is a huge safety issue and violation for not providing safety to the residents. I have filed an OES complaint with Miami Dade for both the mold and the elevators. I am also aware of the massive water leaks in the building that have not been properly handled in other residents' apartments and have video footage of standing water in their apartment as well as photos of mold in my apartment as well as other residents and people have tested positive for mycotoxins in their blood.
Also please note that the majority of the 5 star reviews are fake or from people who work for Air Communities.

Daniel was really helpful and honest. We appreciated the time he has dedicated to us. We will definitely place an application for an apartment in the next few weeks.

I’d give it one star if it wasn’t for the pool and the view. Other than that, if you like paying upwards of $2500 a month for a studio to consistently be asked while your at the pool if you live here and what apartment you live in, by the staff, on A WEEKLY BASIS, whether you’ve talked to them a plethora of times before… it’s ridiculous. Additionally, both towers have black mold and with no help from the building’s management, you’re forced to hire an outside agency to detect the mold for you and help you to rid of it. Wait for the class-action lawsuit to follow, since they are so negligent.
Don’t go off the many 5-star fake reviews…
