Sundance at Davie Condominium

Poor maintenance on every aspect. Worst management I have ever had. Swimming pool closed for years, and no signs of repair.  Manager did not respond to calls or emails.

For a place that claims to have an association, they do bare minimum upkeeps. Whole place is infested with rats, and raccoons. You could even hear them running around in the roofs at night time. There’s mold on the walls and windows of the units even from outside. Lived here for over a year and the pool has never worked and it’s filled with green moldy water that attracts bugs and mosquitos, just plain disgusting. Parking lot floods whenever it rains even a little bit, always issues with mail being stollen. The gym smells like dust and honestly theres not even good air ventilation. Dead lizards all over and they even keep things stored in the middle of the hallway before you make it to the gym but nonetheless it’s honestly not a very functional gym anyways. Also during the day all the nova students park at the parking lot (and nobody controls that) which sometimes concludes in not being able to find parking near your unit.

Only good thing is the location; walkable to Nova and surrounding shopping center; close to Highway. However, the pool has been closed for over 4 years!! The gym has never been cleaned; so dusty and lizard skeletons on the ground; the equipment is barely usable it’s so old and many of the lighter weights have been stolen. Likely to get sick with something if you go in there. There has been mold in several units already and the parking lot floods really, really bad every summer.

No pool, bad gym, HOA fees are extremely high for what is provided. Mold on the walls and doors around the apartment complex. Lint is clogging the dryer exhausts in many different areas around the complex which is a fire hazard. I have talked with many of the renters at Sundance and we all are very displeased with how little is being provided for the price we are paying. For the price of rent here, everyone deserves a more up to date gym, a functional pool, well kept lawn areas, and a common area. We also have no common areas. I once tried going in the “main lobby” building and there was junk all over the floor and old pool equipment everywhere.  The entire complex has been neglected and the renters are fed up. We have asked to fix things , our complaints have fallen on deaf ears.

Spend the extra 100-200 dollars a month and live at Centro or Palm Trace. I lived here at Sundance for over a year I have been told they would fix their pool and that was 4 months ago. The pool hasn’t been functioning for over a year and has been shut down and filled with algae and trash. The pool was condemned by the government because it was in violation of code in Fl (because of the shady construction company used to redo the pool). The HOA committee charges 500 a month to maintain the grounds but the grass will sometimes be up to your knees. The gym is very run down and never clean. There is the bare minimum of weights in the gym. There are no common areas. Only thing this place has going for it is that it’s close to Nova. If you call and ask about the pool they will lie to you like they did to me. With basically no amenities being provided as advertised, spend the extra couple hundred bucks and live at a better kept apartment complex near by.

The maintenance man, constantly is harassing myself and any guests that I have visiting. Very Unprofessional staff. Would not recommend any one to live here. Stay away.

Highly recommend this place because of our landlord, Nimish, and the maintenance specialist, Chris. Great location and friendly neighbors as well.
