I recently moved into The Palms and, regrettably, I cannot recommend this place to anyone. My experience has been far from satisfactory, and it’s disheartening to find myself facing so many issues in just under two weeks. From the very beginning, my confidence in the management was shaken. When I met with Sue, the manager, she initially didn’t even know that my application had been approved, despite the system indicating otherwise. While I tried to be understanding given their transition to new management, this was not a great start.
The situation only worsened when I received my keys and realized I hadn’t been issued a key for the gate. I am still waiting for this, as well as for access to the gym. Sue attributed this oversight to the ongoing transition, but it’s quite frustrating nonetheless.
Upon moving in, I found that my apartment had not been cleaned, which led to a five-day delay for cleaners to come in and address the situation. It was surprising that the cleaning team themselves remarked on the lack of a walkthrough prior to my move-in.
Additionally, I reported mold in the washing machine on my very first day. I was informed that a replacement was ordered, but living right in front of the maintenance shop, I had expected a quicker resolution. Unfortunately, that has yet to happen.
The communication in the office is lacking, to say the least. With only a few staff members, I’ve found it difficult to get updates. When I called for information, Sue was at a conference, Karla was out sick, and the gentleman in the office had no knowledge of my situations.
With only two weeks into my lease, it’s hard to imagine what the next 50 weeks might look like. I was drawn to the amenities advertised, but I’ve already discovered that the car wash is nonexistent, and a neighbor confirmed that it has never functioned.
Based on my experiences so far, I strongly recommend exploring other housing options. There are certainly better choices available.

DO NOT LEASE HERE. There was roaches, and mold. A bunch of my personal items were damaged from mold visibly growing in my AC vents and I tried to file a claim with my renters insurance. The property manager lied and told them they saw no indication of any issue after I showed them the mold spores and all my items that had mold on them. Also they kept my security deposit for bogus reasons. Also, they have valet trash, so the residents are supposed to put their bins out their doors and bring them back in. The residents like to throw away their loose trash in your bins, so I would bring my bin in to find things like chicken wings and soda cans thrown in my bin. There was loose trash in the hallways. The property claims to be gated but the gates never work. I sent them a letter demanding my security deposit back and their response was to send me to collections.

I am not one to write bad reviews but enough is enough. The most unprofessional management. Sue Acuna specifically. She has 0 business working in customer service. She has made living at the palms very unpleasant. The palms as a whole is not a pleasant community to live in. It seems nice at first until you start to realize how old and dingy the apartments really are. They spent their money on a brand new office but when it comes to where their tenants live, they couldn’t care less. Have called multiple times for maintenance and when they come nothing ever seems to get better. Ever. So mold and mildew is just part of our apartment now!! Plus a broken window that was “sealed”. Also just incase they respond saying I am not a tenant. I live with someone who is, so I get to deal with the consequences of the poor management.  So I think you can tell how fed up I am with this community and I don’t even pay the rent.

If you’re considering moving to The Palms at Davie, let me save you some time—RUN. They might claim it’s “under new management,” but trust me, that’s just a catchy slogan they use to make you think they’ve upgraded from a dumpster fire to, well, a slightly larger dumpster fire. The reality is, the so-called “new management” is just the same management with a fresh coat of paint. Let’s talk about customer service—if you can call it that. I’m convinced the employees are trained in how to answer the phone and immediately make you feel like you’re inconveniencing them for simply trying to pay rent. The lack of professionalism here is unparalleled, and if you ask for assistance with anything, expect to be ignored… until the rent is due, of course.
Then there’s the issue of mold. Yes, mold. It’s not just a part of the apartment—it’s an uninvited tenant. The walls seem to have their own ecosystem developing behind them, and if you’re lucky, you’ll be able to experience the delightful scent of mildew whenever you walk into certain rooms. They say it’s “renovated,” but I guess mold is just part of the ambiance here. I suppose it’s a “feature,” not a “bug.”
But wait, there’s more! Towing is another favorite pastime of The Palms management. If you’ve got a car, be ready to lose it at any moment. They will tow your vehicle for anything—whether you park for two minutes to grab groceries, or you’re just looking at your car too long. It’s like a twisted version of a scavenger hunt—except instead of a prize, you get a fee and a headache.
And then there’s Sue Acuna, who somehow manages to make everything worse. If you find yourself on her bad side (and you will, trust me), prepare to have your life turned into a bureaucratic nightmare. She’ll make sure that any issue you have gets lost in the void, and that every phone call or email you send is met with a response that’s just shy of hostile.
Don’t even get me started on the outrageous fees they charge for absolutely everything. They will find any excuse to take your money—late fees, maintenance fees, even fees for things that have nothing to do with you. If you’re not careful, you’ll soon find yourself paying for “privileges” that you didn’t know you signed up for.
In conclusion, if you’re into mold, horrendous service, unnecessary fees, and living in constant fear of your car being towed, The Palms at Davie is the place for you! Otherwise, take your time, explore other options, and maybe find somewhere where management actually knows what it’s doing.

This property hand picks who they want to accept in their community and they are a bunch of thieves. We paid our application fee and they refuse to have my mother submit her records of employment (financial records). They don't return calls so that you can submit all your information on time. They waste your time and money and not to mention a better business bureau case has been filed against them. Word of advice stay away no-one is available to help and no-one returns calls. Its a month later we have since moved else where and they collected $300.00 from us. for nothing. Maybe we can get help with the pending better business bureau complaint filed because we are done dealing with unprofessional garbage especially the manager Sue A.

I moved into The Palms at Davie two months ago, and I couldn’t be happier with my decision. The community is beautiful, with top-notch amenities that make it feel like resort living. I’ve really enjoyed the pool and fitness center, which are always clean and welcoming. A special shout-out to Petal, my leasing consultant, who made the entire move-in process seamless. She was super helpful, answering all my questions and making me feel right at home from day one. Highly recommend The Palms at Davie to anyone looking for a great place to live.
