This is a lengthy review but I highly encourage prospective residents to read all the way through: Put simply, the residential experience here is awful and I strongly advise all renters/buyers to stay away.
Just like every other prospective tenant/buyer, we were reeled in by the beautiful amenities and the presumed 5 star living experience they would offer…. Unfortunately though, it didn’t take long to realize that this place is an HOA hellscape where high paying residents are bound to the excessively restrictive policies of a power-hungry HOA warden.
Here are some highlights:
-The system in place for fines is extremely unreasonable and hostile. They handout $100 citations like candy even for the SMALLEST violations. The front desk concierge are not there to serve you, but instead function as the Warden’s personal henchmen to watch *every* step on the CCTV feed and report your “crimes” to HOA. New residents who unknowingly commit a “crime” (such as going shirtless in the elevator after the pool) aren’t even given a courtesy warning but instead are presumed guilty, given a $100 fine and an option to plead their case to a "Grievance Committee” in meetings that tend to be taken over by one of the pretentious HOA hall-monitors who enjoy flexing authority (ugh🤢).
-Using the spa isn’t as simple as you would think. You cannot leisurely go enjoy the sauna or stream room on your day off, but instead must plan spa days ahead because advanced reservations are required, and if you happen to miss yours they will suspend your access for a week. The spas are massive with two saunas and two steamroooms that can easily fit 10-20 people, but HOA prefers to only allow 2 units per hour. This is an archaic COVID policy that these tyrants have kept in place as a matter of personal preference.
-The pool is shutdown right as the sun sets, which means in the fall you are not allowed access beyond 6-7ish PM. A FAR stricter approach than other properties I’ve lived in Miami where you're at least allowed to enjoy the lounge chairs at night. In addition, you are only allowed 1 guest-per-resident at the pool.
-Every single furniture delivery or large package you receive requires a $100 deposit in order to use the elevator. This adds up and is a hefty burden for owners who just paid a lot of money to purchase their unit. Tanzania (property manager) says this is the norm for Miami high rises; she is a liar.
-The Paraiso buildings are also notorious in Miami for being a genuine pain for contractors. Even handymen from TaskRabbit who you hired to mount your  TV are not allowed onto the premises without advance notice to management, a Cert. of Insurance, and elevator deposit… I recommend sneaking them in as your “friends”.
Lastly, this building was constructed by horrible developers  who maximized their profits by cutting corners and using extremely cheap materials inside the units. Don't be fooled by the realty salespeople who use misleading and fancy language to describe these units (their job is to sell you even if it means being dishonest).
Lastly, don't even get me started on the paper thin walls. You will hear your neighbors snoring, talking, and various other disruptive noises you shouldn’t be hearing, if it wasn’t for the paper mache walls.
I could go on, but you should be convinced by now. The Paraiso Buildings are awful. Go elsewhere. There are many other nice properties that know a thing or two about hospitality and don't treat their residents as terribly as Paraiso does.

Lived here for about a year and it has been HELL. The management is rude, they will try to do anything to charge you a hundred dollars non stop. The Cuban girl at the pool (the one without the glasses) is the most ignorant and arrogant girl in that management, ignored residents that come get their towels for the beds and is always in a bad mood. Can't even greet you or ask how you are doing. However the guy that works at the amenities was very polite and hard working, props to him. Besides that you need to reserve for the spa, however there's never availability and you can't reserve too long beforehand so sometimes it will take a week before you are able to use the sauna for a limited amount of time even though you pay high amenity fees in this building. Also the movie theater is NEVER in use because of their weird rules, you can only reserve for a limited amount of time so if the sports game or movie takes longer than 120 minutes you can't finish what you were watching. absolutely ridiculous. avoid at all costs!!!

I lived here for 1.5 years in unit 1501. This building is one of the worst unfortunately. It is not because of the views or location but because of the management association and major flooding problems which affect the parking and elevator service. The president of this association which you can find on Florida Sunbiz runs this building like it is a jail. Maybe in her past life she was a warden for a correction facility. I still cannot figure out why she made it her purpose to ruin any type of fun or peace. A nice of example of overstepping boundaries is a time when I was playing ping pong on a Tuesday. The president would send security to scold me because I was playing ping pong drinking a beer with my friends in a solo cup. I had many other friends and acquaintances in the building have security sent after them when they were having family gatherings and minding their business. This type of leadership or lack there of is disgusting and should never be tolerated in a luxury Miami building. Tenants and owners rule and management provides and services and makes sure the people are happy, that is their job. I got so fed up with how i was treated that I had to threaten to sue the association for harassment. They eventually backed off and instead of confronting me directly with the issue, the association told the landlord not to extend my lease because they said I was a problem to the community. This brief example should be enough to let people know how it is living here. I did not even scratch the surface. I hope this review helps people make a decision on moving. Cheers.

All I can say is believe the bad reviews ...
All I can say is believe the bad reviews, and take the good reviews with a grain of salt because they’re probably just left by the prudes on the HOA board justifying themselves. No serious and objective person can say this place is worth a 5, 4, or even 3 star rating. Management is terrible, extremely poor communicators who are often rude and condescending.
Firstly, WARNING TO ALL PROSPECTIVE BUYERS: all of Paraiso Bay’s downtown view will soon be blocked once the small old building across the across the street is developed on. Plans are already in place, so many investors in PB are selling their units. DO NOT PURCHASE HERE UNLESS YOU WANT A BLOCKED VIEW AND DEPRECIATING PROPERTY.
Aside from that, everyone’s complaints about outrageous fines, frustrating amenity restrictions, excessive elevator fees, cheap construction and paper thin walls are all completely valid. I would also just add that I have a service animal, and these cretins gave me grief at every step when it came to my accessibility of the amenities, because this property REALLY HATES DOGS and tried everything they could to restrict my access until the issue was taken to their legal team.
This place is horrible and I advise anyone against living here.

The worse place for workers! If you live ...
The worse place for workers! If you live in this building and need work done, they request work vehicles to park outside of the residence and there is no more than 12 parking spaces. I am recurring with my client and sometime wait 45 minutes to find a parking while waiting for someone to leave. There is a receiving area which I use in other buildings in the Brickell area but this building does not allow you to park there after being completely empty all of the time. They can honestly make life so much easier for their residents and workers for the residents. I’m counting up to 40 minutes now while waiting as we speak. Please consider a resolution for this
