Royal Palm Place Condominium

DO NOT MOVE HERE if you want to have thousands of problems, you will not have anywhere to park, they will give you fines without reason since they make up that you have other vehicles that are not yours, they take forever to return the association deposit, they never answer your emails or your calls, and I had to live with a literally unbearable neighbor, this is the worst place I have ever lived in this country, HORRIBLE, I make this comment from the bottom of my heart, DO NOT MOVE to this place if you do not want to live the most bitter experience of your entire life.

Do not believe the lies of the other reviewers because they are either part of the association or paid to say those things because the reality of the matter is I’ve been living here for 11 years and let me start off by saying they lie to you about the amenities they offer and condition they are in to further add the parking situation is horrendous you can never have guest come over and if you have they have to get a guest pass which you’re only allowed three a month (basically like prison visitation). They say you can only have one vehicle in the community when it reality every unit has either 2 or more cars tied to the unit in which they abuse the guest parking for their own personal reasons and they do this by playing “musical chairs” with the cars. The security Harasses the community with his Dictatorship attitude and will Falsify violations into making seem he is really doing his job so be careful with that too. I can go on and on about how they trick you into thinking this “looks great” but in reality it’s not ,Overall I’m only living here to help my mother out but if had a choice I would leave immediately and not look back let alone if your thinking about moving in here I kid you not you’re better of looking somewhere else. There was a reason this place was all over the news

From the 7 years living  at this place I can tell that it is very nice and clean place  to live now after 4 years living in the dirty !!

Since the 2022 recall and new board election, Royal Palm Place has seen incredible improvements under the current administration. The complex is now well-maintained with an attentive management focused on constant upgrades and making the community better every day! Thank you to all the board members, administration, and volunteers for all your hard work and efforts.

I am very happy with Daney and all the current administration, thank you for all the changes made, every day our condo looks more beautiful and very organized. Blessings to all

It is true that this condominium was a disaster under the previous administration and board. But since 2022, after the recall, a new board was elected by majority of the home owners. At the present, the manager of the complex, Tatiana Montenegro from First Services Management company has done an excellent job. In addition to the also excellent job of the present Association board that has been incredible. Significant progress has been made with numerous impactful improvements.

Like most condominiums in Miami, parking is limited but in the last few years there has been a very positive change with the current Board of Directors. Interesting progress has been seen.
