Horrible and outdated appliances. One washer and one dryer for entire building. No matter how many times they repair it, it breaks over and over again. Buildings have been out of a washer and dryer for some time. Building 7 has been out of a washer and dryer for almost 3 months. They finally “fixed” it. The entire washing machine spins out of place and sounds like someone is outside banging on pots, pans, cars, doors, and drums. Do not live here. It’s not worth it. There are better and affordable apartments elsewhere. Oh yeah, and the entire apartment complex is permanently decorated with major pot holes throughout the entire neighborhood in every parking lot. Oh, and the a/c unit freezes over every time when you put the thermostat to 73 degrees or below. The pungent smell of mold and mildew seeps through the walls inside of the apartments. The windows inside the apartment are old and outdated; they’re difficult to open and close. At least one of the windows are extremely difficult to open. It gets jammed every time, which I believe is a fire safety hazard. It’s insane, considering how much money residents have to pay to live here. The appliances need to be replaced rather than repaired a thousand times. They planted trees around the neighborhood to spruce up the place. They fixed the lights on every building because of the criminal mischief that has been taking place recently. There’s absolutely no sense of urgency to fix the major pot holes that have been there for years. Its pretty clear, whoever owns this property and/or whoever is in charge, doesn’t care about it. Update: Wednesday, January 15, 2025 at approximately 2:40pm - the washing machine moved out of place again while in use. Pictures included. Resident walked into leasing office and addressed the issue. Management did not care.
Update: Monday, January 27, 2025 - I’ve noticed the typed response from Advenir at San Tropez (Owner) has been edited and revised about three times since I’ve posted my review. Majority of the same issues and concerns previously mentioned are still ongoing.
Update: Saturday, February 15, 2025 - The a/c froze over. Picture included.
Update: Sunday, February 16, 2025 - The washing machine is completely falling apart. Apparently, it spun out of place again into the middle of the walkway. Maintenance pushed it back into place and it was left like this… picture included.
Can these ongoing issues be resolved?
“Best wishes” and “regards” aren’t going to fix the problems. Taking action will.

Maintenance came in and knocked out whole shower/tub. Mario came in and put in new faucets/knobs as well as tightening up. Super happy with results!!!

I'm writing this on behalf of a friend of mine that is FAR go shy to post this, but they finally gave me permission too. If the people at this apartment can tell who it is who stayed there...that says A LOT. Here is her message.
"I recently concluded my residency at Advenir at San Tropez, and my experiences compel me to share a cautionary tale for potential residents. Living in this complex has been nothing short of a nightmare, characterized by a series of issues, most notably, a persistent mold problem that severely impacted the health and well-being of my family.
Late 2021, I discovered mold growth in my son's closet, prompting me to report the issue immediately to the main leasing office. Upon a basic inspection by the maintenance team, they initially attributed the problem to my central air system, which they said could happen if the temperature was tempered with. This was nonsense since my family never touched the temperature per our contract with the complex. So, upon my insistence, a second inspection by a third-party company revealed a water leak within the walls from the upper floors. This incident eerily mirrored a previous water heater leak on earlier in 2021. The aftermath was addressed by fixing the water heater and a bleach spray on the darkened mold on the ceilings where the water had started leaking.
Despite my pleas for immediate action, the complex took over two weeks to present a solution. My family endured the distressing conditions, leading to health issues such as coughing, vomiting, and a general feeling of uneasiness. When the proposed resolution finally arrived, it was far from satisfactory. Instead of providing an alternative apartment with the same rates, we were coerced into signing a new lease with increased rent or continuing to live in hazardous conditions. The apartment had trash all around it, like they had just finished work there. The kitchen cabinets didn't have doors and windows didn't even have screens.
The lack of transparency and accountability from the leasing office was appalling. Waiting for weeks to receive an unsatisfactory solution and being pressured to sign a new lease under duress left me feeling cheated and undervalued as a resident. The complex exhibited a blatant disregard for the well-being of my family and our health.
The final straw came when they promised to expedite the process but failed to communicate the same information to my husband, causing confusion and further distress. The prolonged mold exposure had already damaged our furniture and clothing, which we had to throw away, and the overall experience left us feeling unsafe and unfairly treated.
In hindsight, my time at Advenir at San Tropez was marred by disappointment, frustration, and a significant decline in my quality of life. I cannot, in good conscience, recommend this complex to anyone seeking a safe and healthy living environment. I hope sharing my experience will be a cautionary tale for others considering this complex as their future residence."

Avoid applying for this apartment. The application fee is $160, and all they do is take your money and deny your application, just to keep the fee. They’re taking advantage of people in need of housing. Considering the poor condition of the complex and the small, cramped kitchen, the application fee is ridiculously high. If you’re considering it, don’t—save yourself the hassle and your money.
